Buyers and tenants now expect more than photographs: a floor plan with dimensions, a way to walk through the property remotely, and some sense of how the space could look furnished. Producing those used to mean a dedicated camera, a subscription and an operator, which makes sense for a premium listing and not for every rental, resale and unit turn. A recent iPhone or iPad closes that gap: an agent, photographer or owner scans the property in minutes, and the plan, the model and the tour are generated from the same capture.
Subscription tour platforms suit many teams. - A textured 3D model or dollhouse view of the property that opens in a browser from the listing page, with no app for the buyer to install, and that can be embedded in a brokerage or portal site.
- Photorealistic walkthroughs
- Gaussian splat captures of interiors, exteriors and grounds that reproduce how the place looks, including light through windows and reflective surfaces that conventional 3D scans handle badly. Quality depends on how thoroughly the space was photographed.
- Virtual staging
- An empty or dated room shown furnished: furniture placed at true scale in the scanned space, in a rendered image, in the 3D tour, or in augmented reality while standing in the room. Because the room has been measured, what is shown actually fits.
- AR visualization for buyers and renovators
- Furniture, finishes and layouts shown in place at full scale on a phone, tablet or headset, such as planning a kitchen in the customer's own room.
- Measurements and areas
- Room dimensions, floor areas, ceiling heights and wall areas taken from the scan rather than a tape measure, for listings, leasing, flooring and paint quantities, and renovation quotes.
- Condition and inventory records
- A dated 3D record of a property at move-in, move-out or handover, for property managers and landlords who need to show what condition a unit was in. The same capture serves insurance and claims.
- Capture built into your product
- Scanning, plan generation and viewers licensed as components or delivered as a white-label app, so the capture is part of a brokerage, portal or proptech product rather than a separate tool.

Common questions
Can an agent or homeowner create a floor plan with just a phone?
Yes. On an iPhone or iPad with LiDAR, walking through the rooms once is enough to produce a floor plan with walls, doors, windows, dimensions and room areas. Laan Labs designs the capture flow for people who have never scanned before and checks coverage before the scan is submitted.
How accurate are floor plans and areas from a phone scan?
Room dimensions from iPhone and iPad LiDAR are accurate to roughly the centimeter under good conditions, which is sufficient for listings, space planning and quotes. Where a certified area measurement is required by local rules or by a lease, the scan supports the person who certifies it and does not replace them.
How does virtual staging from a 3D scan differ from staging a photograph?
Staging a photograph is an image edit: it looks right from one viewpoint and says nothing about whether the furniture fits. Staging a scan places furniture at true scale in a measured room, so it can be viewed from any angle, shown in a 3D tour or in augmented reality, and relied on for fit.
How is this different from a 3D tour subscription?
A tour subscription is a finished product with its own camera requirements, hosting and per-property pricing. Laan Labs builds or licenses the underlying technology so a company can offer capture in its own app and brand, keep the data, and control the cost per property. For a team that only needs a few tours a month, a subscription is usually the better choice.
Does the property need a LiDAR-equipped device?
LiDAR on iPhone Pro and iPad Pro models gives the fastest and most reliable floor plans. Photorealistic walkthroughs can be made from ordinary photographs or video from any camera, and Laan Labs builds fallbacks for devices without LiDAR.
